1 WORKING WITH YOUR CURRENT TENANTS
We will coordinate with the existing tenants a smooth and timely exist using all the proper forms and procedures. We’ll also coordinate any rehab needed so that it begins the day the tanants vacate. We can also assist in special circumstances like offering the tenant the opportunity to purchase, showing the property while they still reside there, or handling an eviction.
2 HOME REHAB
We believe strongly that for every $1 spent on rehab you’ll get back much more than that in the final sales price. That is why we will pay all upfront costs of the rehab with no interest or mark-up. Simply pay us back at the close of escrow. We will also pay for both the pre-listing property inspection and termite report. ($1000 value)
To maximize the sales price, Landlord Real Estate will pay for the design, delivery, set up and staging of your entire home until the close of escrow. This is a $3,000 – $5,000 value.
The next step is bringing in our professional photographer which will result in more appealing brochures as well as more exposure on the sites like Zillow, Trulia and Redfin. In addition we pay for both Facebook and Google ads to bring even more attention to your property. Finally, we’ll create a dynamic 3D virtual tour using Matterport 3D.
5 OPEN HOUSES
Now with potential buyers responding to our marketing, its time for the open house and showings. We have found that busy open houses make potential buyers feel like your home is more desirable. This contributes directly to a strong sales price compared to the listing price.
